Just curious if I want to invest in Real estate and also become a mortgage loan originator how does this benefit me?

My wife and I just moved here from Arizona and we moved to invest in real estate we now live in Missouri and are wondering if we should buy a duplex in the Columbia Jefferson City area or go for a short-term rental is like Airbnb around lake of the Ozarks. We need help on we need help deciding on what our first investment property will be.

Our goals are to get cash flow to get to financial freedom one day.

We currently have no property and want to buy a multiple family home and maybe do the "house hacking" method. We don't have deep pockets so that is why we would need a minimal down payment. @matthewbellino
