Investment Info:

Single-family residence buy & hold investment.

Purchase price: $350,000
Cash invested: $20,000

I was able to get a 3.75% interest rate in a time where rates were at 8%. I had my realtor set up a search for assumable loans, and found a property in Aubrey TX with an assumable VA loan. After getting my offer was accepted the waiting game began. There was tons of extra paperwork to fill out but my Realtor and Lender made the process easy! After a 90 days I finally closed on the house. I am now living here for a year per the loan agreement but I am ready to move out and get it rented.

I have came across a home with a 2.75% assumable VA loan in a great location. This Property will make for an excellent investment as a house hack then eventually a long term rental which I am pretty excited about considering the current housing market conditions. The only issue, is that I don't have enough capital to cover the difference between the asking price and the assumable loan amount. Has anyone found any way to get financing for something like this?

I had trouble finding a property that I could put a low down payment on that would break even every month after accounting for all expenses.

Hey everyone,

I am new to BiggerPockets and interested in using the BRRR method in Central Texas as well as the Dallas-Fort worth area. I plan on renting out single family homes as well as Fourplex's. Which zip codes do y'all recommend to invest in?
