My long term goal is to eventually have my investments bringing in $4K monthly in cash flow. I agree with you about looking to get hard money and do some flips and continue to use the profits and invest leaving the cash I have now as reserves. I just didn't know if it were a flippers market right now.

Sounds brilliant. This would be a good way to not have to invest everything but maybe half and let that generate new capital which will only help.
