We have a STR in Melbourne, FL. Proper has gone up to $8500! Please tell me there are other reasonable options. Thanks! (I've searched the forums, but haven't had any luck.)

I use Proper Ins as well.  We are in Florida.  THis year's rate is $8,500!!!!!   OUCH!!!  I'm shopping around, but doesn't look like there are any other options for us folks in the sunshine state.

Thanks!  I appreciate the feedback.  I'm still undecided.  I like not having the hassle or liability.  If it doesn't seem to make that big of a difference in price or demand, I'm ok without.  On the other hand, if it creates more bookings, it could be worth it.  I would guess that those coming to FL are looking for a pool in the summer, not a hot tub (like a few of you said.)

We don't have a pool.  If you have added one to your existing Airbnb, did you see more demand?  Were you able to increase your nightly rate?  We are wondering if it will help: create more demand, esp in the summer months, and if we can increase nightly rates.  Thanks!!!!  Appreciate any feedback!

Ok...I was searching here b/c I have the same question.  We are in FL and I know if we had a pool, it would a deal changer.  As cheap as a $400 pool may seem, I would think a cheap pool is better than no pool.  There isn't a 10 year old that cares about that...and parents would be happy that they are happy.   ON THE OTHER SIDE, the liability and cost of fencing it in, as I would need to do, is a huge factor...  My wife thinks we should invest in a swim spa, but they are $25k.

My issue is that I'm in Florida.
