I am really interested in acquiring small apartment buildings but I am not sure of the analysis. I can get to the NOI but how do I figure out the mortgage and the taxes? I want to put some offers in on a couple of properties but I need to know if it will cash flow or not.

Also can anyone tell me some websites (other than loopnet) to find multifamily properties or at least steer me in the right direction? Thank you! 

I found a commercial property that I want to buy but I don't have the resources so I thought I'd try to wholesale it. Where can I find a buyer for the property? Will I need to have any money at all for a wholesale deal? Do I need a commercial realtor for this deal? I have never completed a deal at all so I am working my way through it. 

What information is the owner going to need from me when I present to him/her why a Master Lease would be in their best interest? What information are they going to need from me on a personal level? I can present my case as far as why they can benefit from a master lease but what info can I present to help my case in making them understand that I am the best person to own/operate that building? I am a first time investor so I am new at this.

I am preparing to take hold of a property . The expenses are very high and I need to cut them. I am paying a landscaping company, have repair and maintenance on staff and paying a management company as well. Can I get a maintenance company to do everything?  The building is less than 3 years old so what else can I cut. This is my first time owning a commercial property.

Hello! Today is my first day with Bigger Pockets and I am really excited to be here. My question is, is there a right or wrong way to ask a property owner if they would consider a master lease? What type of information do I include when asking for a master lease. 

Background: the property has been up for sale for a while; the owner is not local even though the property is.
