Post: Redemption Tax Deeds in GA & Insurance

Good morning, 

I am looking to pick up a couple of redeemable deeds at tax sales in the metro area in the next few months. I just wanted to know if I would be able to insure my interest during the redemption period? My biggest fear is the property burning down being left with land value. I also plan on asking my insurance broker that I work closely with but thought I would through it out here also.

Hi Everyone!

I am looking to purchase my first fix and flip (I have one property that I am looking at currently). My only concern is project management and the actual remodel. I work full time (but have a pretty flexible schedule), but I am a novice at construction. I am also an agent (first licensed in NY in 2012) and feel pretty confident on how to find, underwrite and negotiate a transaction.

I am not as involved in my local REIA as I would like to be; and hope to attend more meetings more frequently moving forward, but wanted to get recommendations for contractors with availability this spring who could service the Atlanta Metro area (Fulton) and surround counties. I plan on doing 1-2 flips a year, so I am definitely looking forward to building a long lasting business relationship with a GC/contractor; and may be open to a JV down the line. I am not looking to do a complete gut but would like to work with someone with that level of experience; as I am looking to do somewhat major remodels; windows, doors, kitchens, baths, basements, etc, and am looking for experienced contractors familiar with same.

Any suggestions or recommendations are appreciated.

Hi Rufaro

I definitely understand your concern and probably would have backed out myself. As a REALTOR and someone looking to pick up an investemnt property in the Atlanta area, with the various economic factors changing the market dynamics, strategizing more agressively is probably the best bet. I commend you for backing out. Do you think you are still going to try to pick something up? I'd love to stay as close to the perimeter as possible, but think I may consider more cities way south of the perimeter, where home values aren't as hot. It's all about buying right and the forecasting the market (home values) is pretty unpredictable at the moment given increased rates, yet an overall supply shortage.
