Hey Tom,  thanks!

Mark - Thanks for the info. I'm starting to agree with this line of thought more and more. Ironically, the podcast I just happened to choose to listen to on my way into work this morning seemed to drive this point home more than any other topic that was discussed. I felt like they were speaking directly to me. I am definitely interested in learning more about the investors group you run.

Spoken like someone from either North or South Jersey. :-)

None of the above, I don't follow football.

Thanks Anthony! In thinking about a strategy, I have always thought that I would start with fix-and-flips with the goal of eventually accumulating buy-and-holds. Now that I have been really digging into the content here on BP, it's shaken this plan up a bit, in a good way. In learning more about each of these strategies as well as wholesaling which is something I had never considered, or admittedly even known much about, it has given me a LOT more to think about. From most of what I have read, the typical recommendation seems to be to pick a strategy and focus on it. I just can't help but look at different properties considering which strategy would be best suited to apply to them. I really do not want to limit myself to any particular strategy since they all appeal to me in different ways. I could be way off but it seems like a property may greatly dictate what strategy is ultimately used. I am very anxious to begin working on my first deal but I still don't know what I don't know. I am wide open to suggestions, comments and criticisms, so if you have any, by all means let me know.

My ideal long term goals are pretty lofty and I don't want to get too far ahead of myself, so at this point I just need to focus on educating myself and putting together the first deal. Ideally I would love to see this happen before the end of the year. If not, I WILL see it happen by the spring.

Hello BP. Newbie here and just wanted to say hi to the community. I actually first joined BP about a year ago. I lurked around a bit at that time but life kind of got in the way of pursuing my interest in educating myself on real estate investing. Likewise, it also got in the way of me sticking around and actively participating on BP. I have always been very interested in the idea of investing in real estate as a means of earning additional income and ultimately gaining freedom from the confines of the rat race. For the last 11+ years, my full time job has been as General Manager, overseeing daily operations of a paint manufacturing facility in NY. My background is in R&D in the coatings industry and as such I am also intimately involved in the company's R&D program, as well as heading up the QC program. I am married with two amazing kids. I am a very information oriented person and as a result tend to suffer from 'analysis paralysis' with many things. I am determined to not let that be my experience with this. I have a recently renewed interest/obsession with getting started in real estate investing and I have been back on BP for about two weeks now. This site is AMAZING! I have completely immersed myself in it's content. I've read at least a dozen and a half articles and I'm currently making my way through the UBGtoREI. I've been listening to the BP podcasts during my hour + commute every morning and every evening and they are just fantastic! I'm excited to continue my education here as well meet members of the community and ultimately looking forward to my first deal! There is so much information to navigate through that it is a bit overwhelming. If anyone has any suggestions for articles, content and resources here that they have found informative or useful, please by all means pass them on!
