Post: How to Wholesale

I am a recently licensed Real Estate agent, and before I got my license I knew I wanted to do more than just sell houses.  I am considering flipping/rehabbing and I understand and am learning more about that creature.  However, Wholesaling has peaked my interest recently.  I need to know more about it.  I hear you have to find the house first. Well, I've seen hundreds of houses during my first year as an agent and I have my eye on at least three properties that would potential be great for wholesale however the next step of wholesale is confusing to me.  Get the house under contract?  With whom? The seller and me, ghost buyer?  Not sure how that part works.  Then how do I "assign" it to an investor?  Should I already have investors lined up? or do I shop the contract around for investors?

Can you give me an idea of what you know or where to get this information?  I would appreciate more insight...Thanks BP.

Is it beneficial to have an LLC before flipping and rehabbing homes? What are are some drawbacks you've encountered by not having an LLC established?
