Hi Mindy,

That is a self drilling Tek screw. Have you looked at www.fastenal.com ? Technically it is not a roof screw. It is used in basically any type of metal to metal application.  Heres another link I found to add to Scotts above - searched "Tek screw with large bonded washer"

Hey guys thanks for the responses. I appreciate the info. However I am not the one carrying the debt. my wife has the debt. Its her car loan and her student loans. I personally have no real debt. I have a couple old dings on my credit from years ago that can be considered debt. Total amounting in no more then $1500 If I were to pay that off. The 2/3 things there are 5,6,7 years old. Not sure what I should do with those. Ive just focused on building a good report moving forward for about the last year. I have 2 credit cards both in good standing with a zero balance due on both. I use them. I pay them off in full every month. Thats basically the extent of my personal debt. So with that info what does that change from said recommendations above?

Thanks for response. I understand what your saying. Fair enough. Just to clarify though I may or may not keep track of every small payment I receive but Im not trying to be dishonest. I do write off a lot of income though but its certainly with in reason. I claim whats 1099'd and write off whats allowable from the life I live. Working and coaching youth athletes. A lot of my money does go in to that but I still am able to pay the 2k a month rent payment. Kills me when that chunk of change could be going towards my own mortage.  I get both A and B and I may be somewhere in between. The problem with A is that champagne taste and budget is the bottom of the market out here for a house.  These arent nice houses by any means. Its tough. I guess I just need to make more money or quit writing things off. Either way thats another year and 24k out the door. Which sucks. Appreciate the response Chris

Im looking for some advice on my current situation and possibly some lenders I can work with. Heres my current personal situation Im trying to change. 

Currently My wife and I rent a home in the Denver Metro. Been renting for years as we have been trying to improve our credit as we are always chasing the rising home prices... Anyway my wifes credit is great - about a 750. Mine is about a 630. We put in a app for a traditional 30 year mortgage loan and were denied due to DTI ratio. Student loans and 1 car loan. I need some different options and I know there out there. I just need some knowledge. One of our main issues is I have been a 1099 employee/ independant contractor. I write off a ton of expenses and traditional lenders up until this point have seemed to frown upon that greatly because I dont claim much income there. My wife is a RN. She shows good income and a great credit score. Also we do not have the 20% most of these banks are wanting down. Homes here are about 300-350K for a fixer upper. Ive located many at 315 that have been on the market a while.

Our plan and what we would like to do is this - Buy a beat up home that needs work here in Colorado. Move in and live in it for 2 years while I fix it up. In 2-3 years we would like to then buy another home and turn this first property in to a rental or depending on where the market is, sell it. Leaning more towards rental as rental houses are apart of my long term plan. Can any BP members here give me advice on ways I can may this happen without going the traditional 30 year mortgage loan right off the bat?  Help me out BP. What do we do? What kind of loan options are available for us?

Kevin - I do currently work in construction. Ive put a couple ads out on craigslist looking for that scenario.  A investor doing fix and flips looking for a GC but I run in to road blocks there as I dont have licenses in every city. Kind of a pain in the butt. Just need to find that perfect scenario. Ive thought about obtaining my RE license. Is that something you suggest I do? I got my home inspectors certifications for educational purposes and that was great.  Any suggestions on the license? Programs to attain?

Nicholas - Thanks man. Its tough out here at times. I did life backwards. Had kids very early. Struggled from the beginning but they have a good life. It could be better and Id like to provide that but we have a decent home we rent currently and they got food on the table. 

I do listen to the BP podcasts. I do get a lot of info and inspired from them but I always end up back at square one. Information overload and not sure which way to go first. lol.. I just need people to talk to . People to bounce ideas off and people to hold me accountable. Hopefully me being involved on the forums here will do that. I do have 2 people I have on my radar as far as potential investors. Both I have spoken to and both may or may not be willing to put up the capital on a deal I may find. Im in Colorado. The market is out of control. Its been tough to locate deals here in the city that dont fly off the shelf. I just dont have the right connections here yet. I will check out that events page you provided. I could use that. Appreciate your time and I will definitely keep you posted!

Brian - Thanks for the words , man. Much appreciated for you to take the time. I dont have much for assets other then a few trucks. lol.. I could certainly change my spending habits. Theres always room for improvement there. What would you do with say only 5-10k if you were starting from scratch?

Hello all,

I am a local to Denver , been here all my life. Been involved in Construction in numerous aspects in the past 15 years and have always had a itch for REI. My first course... the Carleton Sheets program way back when! I read that course and I was hooked. My wheels were turning.... Due to life events and bills always needing to be paid REI has always been nothing but a dream for me. I dont have the knowledge or capital to just jump and do what I know that I can do. During the housing crisis here in Denver I had a smoking contract with Fannie Mae, I was given homes addresses with roughly a 15k-20k budget and told to basically fix up to Fannie mae standards so homes were able to be put back on the market. I did this on 100s of homes through out Denver. Essentially I was doing fix and flips but doing them for Fannie Mae. I made good money but I wasnt on the end of the project that I wanted to be. I was the GC. I wanted to be the Fannie Mae. Acquire home, fix home, flip home. Eventually that well dried up and back to general construction I went. Im getting older, my body doesnt enjoy construction as much as it did in my 20s and Im still living paycheck to paycheck. I know , with all that I believe that I will never get ahead or where I want to in life If I just continue to do what Ive done. I have a family, I have children, I have dreams and goals and have more to give in this life then building someone a pretty deck or nice fence. I need to learn this business and I need to jump in with 2 feet. The reason for this post is a few things. Not only is this self motivation for myself I feel like if connected with the right people I can help build something special. Do great things. Ive been a youth coach for years, I enjoy helping people and solving problems . Ive been through the struggle and I know whats it like. I feel I can add value to someone out there if given the chance. With my construction background, my home inspector certifications and my research abilities and joy for helping people I feel Im a allstar player for someone out there. I just need to link with the right people. Im not looking for a guru. Anyone want to put me to work? Have a opening on your team to join or have any suggestions? Meetings to attend , seminars etc. I just need to network and get out there and gain some knowledge. This post is my first step. Thanks for hearing my rant. :)
