@Mason Hickman You are correct! I looked into the units available over the last few days and it seems a bit too risky for a first purchase as it really restricts any possible exit strategies if the seasonal rental didn't work out. I think I will keep searching but thank you for responding and answering my questions.

@David Vitarelli Thanks for the tip. I took a look at the information available. It is definitely a good starting point. With this particular property, I decided to search for other people who owned units within the community and asked them if they would be willing to share their experience with me and it varied widely from what was being reported on Airdna but I am sure there is more information available for other areas!

I am interested in getting into the VR market in Cape Cod. I understand that management costs are really high but I intend to manage them myself as I have worked hotels my whole life and would like to work for myself..... eventually. When running the numbers on the available properties none of them are looking great. (being fully transparent I am a very-newbie).

There are a number of below market value properties within a seasonal community that have listed in the description information about a land lease fee. Looking for some information & advice.

1. Does anyone have experience with properties that are "land leases" and how do they work.

2. Has anyone purchased a vacation rental within a seasonal community (it operates from April-October) and would you recommend it?
