Hello BP Community! In need of a little motivation and information. I just inquired about a multi property investment in my Area. The owner states he may consider owner financing which would help me greatly given my current status. I'm writing because I'm new, but confident. I want to know: what questions should I ask, how do I remain confident during discussion, major points that need to be touched on, and how to make this happen. any advice would be appreciated. This would really be a great start for me as I ran the number and this could really push me in the right direction.

Hello Biggerpockets community. While sitting in a coffee shop today and reading the beginners guide to investing in real estate,  I read through the section on the real estate niches. One of the ways to invest in real estate noted in this section was investing in private notes. I got to thinking that this could potentially be a decent way for someone like myself with limited funding to build more savings to invest into larger projects and really get the ball rolling. Is this a good or bad thought? anybody have other tips that they potentially utilized as a beginner with limited funds starting? Of course there's utilizing OPM, your current careers income, etc; but has anyone used anything a little more creative? let me know. open to all thoughts and discussions.

Good morning everyone. I am currently in the process of educating myself to be successful. I'm ready to put in the work, no matter how long it may take. Chess not checkers. I am seeking information on what else I could be doing right now to set myself up for success. I need to improve my credit which is underway, earn more income, and learn the trade. Is there anything that worked best for the community? Should I start an LLC to invest in property if my finances are in order but my credit is not? What solid numbers should I be seeking. Looking forward to hearing from you all and potentially forging some partnerships.
