I was super frustrated when posting this. I have no idea what their Tennant agreement looks like. I, being the lawn care guy. Being told I have to take care of the trees during winter feel caught in the middle because the last time anyone trimmed the trees the landlord tried evicting my client because they didn't ask permission to trim the trees. I do however like option 2! Even if no one likes him I do like the idea of befriending him. And thanks for the response!

Bad debt. Working on paying it off currently.

So... not sure really how to say it. But what do you do when you come across or have to deal with a bad commercial landlord. As in this guy and his wife own half the town and the landlord of one of my lawn care clients. I mean they are nasty. The property they mostly work out of is a 7 unit shopping mall he has let go to waste and doesn't even rent out 6 of the units. His store is a small convient store that smells horrendously like cat urine and looks like a horders warehouse. My lawn care client (one of his tenants) has corporate regulations that say they have to have a clean and well maintained property. So I have to trim the trees around the light poles and keep them off them off power lines. The last lawn care pro trimmed the tree and the guy left an eviction notice on my clients door. Not sure what to do. This guy literally own half the town and his property's make this place look like a 3rd world country and hes such a penny pincher he doesn't want to sell anything. I even tried to buy a rusted out 280z off him and he said nothing of his is for sale. His storage facility is over run with weeds and is empty. I've considered asking him how much he would take to take all of his properties off his hands just to see what he'd say.

@Barbee T. Both my vehicles and my zero turn mower broke roughly at the same time. I I do lawn care and without any of these my wife and I can't work. I got a loan from cashnetusa was approved but miss read the apr. What I thought was 29.9% was 299%. It auto withdraws $338 ever two weeks. I'm an idiot for not reading carefully. But I used the money to get my stuff fixed. I'll be doing whatever I can to get out if this bad debt. It's just way more stressful than I ever thought it would be.

I want, I absolutely want to be a real estate investor. I can't. Im in too much bad debt. Learning a lot listening to the podcasts but I feel I may need to file for bankruptcy. I've got one loan that is killing me. Im afraid to lose my house and vehicles. We've tried going the route of debt consolidation. Everyone had denied us. Any advice before I file for bankruptcy? I do have a lawn care business I've been working on growing. In like 2 months I can completely afford everything. I again worry that I might lose my car, my truck, my mower, or my house.

@Susan Herschell Lord of lands Lord Susan of lands Property owner Can't really think of anything else. I personally like the name Landlord it reminds me of medieval time periods of property ownership.
@Jenny Adel I have a lawn care business and many of my customers are renters and they are responsible for their lawn. So much so the city cites them not the landlord for an unmanicured lawn. If it's their responsibility you can go over that in the lease agreement. Kill them with kindness. In saying that. Do you have a property manager or are you dealing with them yourself?

I'm also interested in buying two homes at one time. I'm wondering if it's possible. Even if its separate loans. I know I don't have the budget to maintain two loans but I want to get into this. I've got my credit there but don't have the funds for any cushion till tenants are in. And I want my own house.
