I would be surprised to see lenders actually give you the "all clear" to do so, as there are standard clauses for transfer of title virtually all mortgage documents. That being said, it happens all the time that someone transfers the property into an LLC, and I have yet to see that come back to them. It certainly does not mean there hasn't been occurrences, but just giving some general information.

Hi Heath, 

Are you only looking to do a HELOC, or have you also explored doing a cash-out refinance to pull some of the equity out? This is certainly an option on the investment properties, although generally you're only able to go to a 75% LTV when it's not your primary residence.

Are you planning to occupy one of the units to use this as a primary, or is this purely an investment opportunity? While it may be difficult to find a no money down option, occupying as a primary residence could limit your downpayment to 5% convention or 3.5% for FHA with a renovation loan that will wrap in the expenses to the loan amount to complete the rehab.
