I'm a realtor. I sold a home to a couple (not married) a few years ago. Since then they have separated leaving the the girlfriend living in the house and the boyfriend living out of state. The loan is in the boyfriends name and girlfriend stop making payments and is moving out. He is 3 months behind which is about $2500 and can't make the payments. He has agreed to a Subject To due to the fact their is not enough equity to sell the home, pay a Realtor and give the seller $5000 toward closing along with any other cost. The home is move in ready in a nice neighborhood.

@Jon Holdman correct! Since this past I've learned that Subject To is what I'm looking for. Would you care to elaborate on some of the pros and cons of Subject To deals?

@Wayne Brooks I'm referring to making over on loan while it remains in the sellers name rather than going threw the approval process which is required when you assume a loan.
