Hello all! My name is Devin Nguyen and I'm new to REI in the Albuquerque area. I'm a Senior Project Manager for a local architectural firm and have been in the profession for the last 17 years. In my quest to reach financial freedom, I have started many businesses in the past and failed at every single one of them. This time around, I truly believe I've found my niche in REI. I'm passionate about it!

I've gotten my first contract two days ago, and is currently in title search. Due to Thanksgiving coming up, it won't be ready until sometime next week (hopefully). I'm currently looking for advice on whether I should wholesale or BRRRR this property. Any advice would be greatly appreciated!

I'm so excited that I found BP, especially members in ABQ!!!  I hope to do business with you all sometime in the near future!

I'd be more than happy to pay the fees for the double closing rather than having the seller see what I'm walking away with on the deal. I was just trying to find a way around a double closing. I've heard somewhere online about the "Seller Side Only HUD" or something to that effect..looks like it isn't true. Thanks for your response.

 My agreement clearly states that I have the right to assign (if I choose so) it to anyone including investors, other cash buyers, etc...  I'd also mentioned that I will need access to the property next week for my investors to do a walk thru.  He knows....

 I'm assigning the deal to my cash buyer.  My goal is to NOT let the seller see what I will be making on this deal because he has an "extremely light fuse" (sort to say) that can explode and just walk out on the deal seeing that I'm walking away from the deal with 3-times more than him.

I have a standard 4-page contract that we'd both signed and notarized.  I'm not a cash buyer, rather a wholesaler (for now) to get capital for the next project I have lined up.  The seller wants to close ASAP!  He just wants out!
