@Christine Kankowski - Thanks for the insight - I added these to the list of questions I'm sending out. Much appreciated! 

In the process of selecting a property management company. Does anyone have a list of questions they ask? Are there any things you all ask for that companies will include to have you go with them - i.e. no rent renewal fee, free lawn and snow removal, etc.?

My desired ROI is at least12000 a year, and I have a budget of $500K (pending property performance).

That said, I've been having a hard time picking a strategy . I started thinking multifamily commercial. Then went to multifamily, 4 units or less, but ran into a lot of issues with even poor performing properties being bought at, or above list, by people planning on going owner occupied. That lead me to looking for below market, distressed single units, in Chicago, in neighborhoods with a high rent demand, and that still seems like a decent idea but I'm not getting the return I'd like, but would still be netting positive. I've come across a few other deals where places will likely appreciate, but yield low returns, but long story short, I haven't found a path to good positive cash flow, which is what i'm looking for.

@Justin R. Thanks for following up - that's my thought too, but with a tight turn around time, I don't have the luxury of waiting for the correction.

@Bob Floss II - Thanks for the follow up!  I've been looking around Chicago, mostly on the North and West side. I've also looked in a few suburbs but don't know them as well. Do you have any insight on good locations? 

@Dave Passey Thanks for the follow up. Great insight. How are you going about finding them - MLS, foreclosures, auctions? I think the work no one wants to do in a good market is the way to go.
