I was able to use the equity in my home ($50,000) to purchase my single family rentals. 

I currently have a portfolio of 6 homes with loans totaling $278,000 that I have aquired over 2.5 years.  I put absolutely no money into any of the deals and also rolled closing costs into the loan as well.  All of my properties cash flow very well and it seems to be working.  I used a local small bank that I have my own home loan with.  

My current deal is 4.5% over 5 years with 20 year amortization with the loan rolling over to a new rate every 5 years but I pay every two weeks so they will each pay off in about 17 years without an additional payments.  I anticipate the new loan increasing at max to 6% and have factored that in. 

I feel very comfortable with my banker and because they are small and local they work with me. I would look into this as an option as well.

Here is what I currently own and just wondering if its on par with what other people have gotten in small towns.  I know its not a direct correlation taking other things into account but it helps me decide if I should keep investing here.

C grade properties

2 bed 1 bath $600 per month

2 bed 1 bath $600 per month

3 bed 1 bath $700 per month

3 bed 1.5 bath $700 per month

3 bed 1 bath $600 per month

B- grade properties

4 bed 2 bath $700 per month

Looking for advice on the market for multifamily in metro st louis in illinois.  

Looking at Shiloh, Belleville, Fairview Heights, etc.

Anyone with ideas on the market?

I currently own 6 single family 50 miles east of St Louis and looking to expand

I am currently in small town in southern Illinois with a population less than 4,000.  I have 6 single family rentals.  Anyone else in the same situation?

What are the average rents you are getting and what type of properties are you buying?
