Why do you feel you need to visualize the math of any given deal?  That’s the beauty of real estate and why spreadsheets are so great, you are never going to have to have the answers to any analysis question in five seconds. Even in hot markets you have at least a day:-)

Does anyone have experience with purchasing small multi-family properties that are professionally managed with the intention of self managing? I need some advise on how to go about transferring management.
