Hey, my name is Andre and I'm new to wholesaling. I pretty much got everything down except a couple things. I located a couple vacant houses that I am interested in wholesaling. Problem is I don't know how to locate the seller. I searched the address and on some locations I found a owner and name but no number or current location. Please if you have a better way please let me know.

Also after negotiating a deal and getting the contract signed whats next? Finding a buyer and setting closing date, sending contract to title company to see if its clear? is it officially my property after the contract is signed meaning I can go in browse and put a lock box on? please help

Hey, I am new to the wholesaling game and just have a couple questions and was hoping someone a little more experienced could help answer.

1.)Can you wholesale a property with a existing mortgage? If so does that make the transaction alot more difficult?

2.)I noticed alot of properties in my neighborhood while bird dogging that are forclosed and owned by different banks or businesses what would be the easiest way to contact them to try and wholesale the property.

3.) If you have any other advice that just can make wholesaling process alot easier please share. Any books, specific forums, websites, or videos. If you stay in Illinois in the cook county area or any where close and have time please briefly mentor me.
