Hello i am renting out a unit to a 1st time tenant that pays on time but within in the

last month i have been seeing a different person coming and going.

The noise level has increased later in the evening.

I am deciding to ask the tenant to just leave because i have found in the past that tenants are like kids if you start telling them don't do this or that to much they grt angry and i will have to ask them to leave or do i ask if someone is living there and ask for more money and to reduce the noise.

I feel like eviction is the best way but they pay well and might be will to pay more but if problems keep continuing eviction might be difficult due to the state which supports tenants.

Should i cut my losses and look for someone else or should i try to make it work?

When purchasing a multi family in a high priced real estate market what pitfalls should you look for?

The housing real estate is increasingly high as interest rates are low. Does it still make sense to purchase multiple family units when at some point the housing market will take a dip.

when the housing market takes a dip you can purchase property cheaper but not sure what the interest rate will be.

Or

Would you rather hold onto the cash

Or continue to purchase multi family homes that can generate enough rent to offset a drop in price.

At this moment in time what would you do?

Hello,

I am writing this post because i am in a delima.

I currently own a multi family property which i purchased with a preexisting tenant that has been living there 15 yrs prior to now. They pay the rent not always on time but i recieve it.

The unit that they rent needs to be renovated. They have been situated there for so long any ideas how i could get them out without causing to many problems. They are on a month to month contract.

If you have any ideas please let me know

Hello I have a tenant that is leaving the window open in the winter which cause my gas bill to be very high. I spoke to them about this and even rasied the rent 50$. They have been in the property for over 10+ years and always make their rent payment. I cover the gas for the property and will soon have to turn the heat back on. Any advice on what i should do?
