Hello, I’m a mortgage broker. I will be flipping houses this summer as a way to originate loans for myself. I understand I can’t require buyers to use me as their lender however I plan to offer an incentive by covering closing cost. Is this a conflict of interest by being the seller?

@Caleb Jordan do you have any experience working with any HML? If so do you know any in the Arlington/ DFW area ?

I have a question concerning funding a rehab, if I use a hard money lender would I be able to factor that into the loan ? Is that the same with using a bank to fund a deal?

I was looking on Redfin and saw some condominiums/ one unit apartments for sale . Does in anyone have any experience in investing in condos ? If so are there any downfalls besides HOA fees ?

@David Espinosa so why not go with a conventional loan instead of hard money ? What’s the difference ?

When acquiring a property using hard money . Do you pay the lender back after you refinance the property? I just want to make sure I’m understanding this correctly . Also is there a way to get a lender to fund the rehab?
