@Vitaliy Volpov is an attorney, an agent and a wholesaler from upstate out of Albany, NY. Obviously very investor friendly, and everything wrapped in one!

@James Green that’s awesome! I love hearing that. How long have you been doing this? I’m currently working on expanding my buyers list for commercial properties. Any tips/advice?

@Matthew Bruce Sure, where about in NY? I’d be happy to connect to discuss.

Thanks,

@Matthew Bruce I realize this was a few years ago, but I happen to come across your post and I cannot believe how negative some people are.

I just sold 25 units using the wholesaling approach, so it can indeed be done, and often. If you haven’t already, I would check out Sean Terry’s YouTube video with Bob Diamond on wholesaling apartments. It’s a fantastic resource.

I’m in NY so a lot of investors are itching to get out of here and retire to somewhere warm like FL. I’d imagine it to be the same case in NJ. This creates amazing opportunities for people like you and I to create deals for our buyers. Also, to wholesale an apartment building is not the same in that it necessarily has to be 70% of market value, as long as it’s at or below the market cap rate and the numbers make sense.

You can wholesale anything. Shopping malls, offices, apartment buildings, etc. Will it be easy? Well... no. At least not at first but the pay off is extremely worth it. Like I said big timers like Sean Terry and Bob Diamond do it all the time and teach others how to do it as well. I hope that negative comments don’t discourage anyone who reads this post from pursuing their goals. If someone is telling you that it cannot be done, it may very well be because they have not done so themselves.

Cheers,

Desiny

Hey everyone thanks for the input! Update- I ended up choosing HubSpot. It’s free and very easy to use, and I specially appreciate the follow up reminders.

After the first few deals, I’d definitely be interested in looking into Podio though. Having a CRM really helps with the feeling of being overwhelmed since I can better manage my leads. And with some of them being free, I don’t see why one wouldn’t use them, especially when starting out.

Hello everyone,

I am a wholesaler in Warren County, NY. I focus specifically on Glens Falls and Queensbury, NY where I was raised, but I am very family with surrounding cities and towns as well such as Saratoga Springs, Clifton Park, South Glens Falls, Bolton Landing, Lake George and others. I’d be happy to connect with others in my area to talk about the market, and any current trends.

Cheers and happy investing!

@Albert Bui Thank you for your input, you made a lot of great points. You mentioned that with commercial credit, it's another ball game, but that it's typically a case by case basis. What would be a scenario where it would be acceptable to use business credit for DP/closing costs to acquire commercial property?

@Bukka Levyand @Daren H.

What method do you use to analyze deals? Do you use an excel spreadsheet or biggerpockets?

Bukka have you also considered a seller financing option in addition to using the cc for a deal so that you won't need to utilize the cc so much? Making it easier to pay off before the 0% promotional period expires.
