I found a great deal on a property that needs a lot of work. It's also a foreclosure. The problem is that I don't have an earnest money deposit to put down to put it under contract. Any ideas out there?

I have a friend who is selling his first flip. His realtor told him that open houses aren't worth it. She told him that most of the people showing up will be neighbors wanting to know what you've done to the place. I think you need to have an open house. Any advice would be appreciated.

Well, I just checked again and the property is now contingent and under contract with someone else.

Thanks Candace, I was thinking the same thing. It is being sold by a bank for 55,000 less than the exact same model house just down the street. It was put on the market on the 7th and is already under contract. It's just more up to date as far as finishes, landscaping, etc.

I moved to the Charlotte, NC area a year ago. I've been wanting to start flipping houses for years. I have construction experience and I have been doing handyman work around my development to make some extra money while looking for a full time job. Well, I recently found a full time position and I realized I don't want to sit behind a desk for the rest of my life. It's time to stop dreaming about flipping and do it.

I have a friend who has rental properties and is a partner in a company that provides exterior building products to builders. We both live in the same development. We want to start flipping houses together but he has always gone the traditional route through banks to buy his rental properties. I found a property near our development that would be a perfect first flip for us. One that we could check on daily since it is so close to our homes since we both won't be able to quite our full time jobs yet. It is a great deal in a great neighborhood that wouldn't need much to get it on the market. The thing is we don't have an LLC set up yet or financing. I want to move quickly this property so we don't lose it because it's on the MLS and could go fast.

Any advice would be greatly appreciated,
