I have found the brain power on BP to be awesome and sharing culture to be genuine.

My personal story is that I have been a landlord & property "flipper" for more than 30 years. I have held a real estate since 1980 & I have also originated mortgage loans since 1990.

In 2013 I began investing in real estate "paper"...ie. Notes/Mortgages.

I have discovered that I enjoy the cash flow from paper much more than the cash flow from my rentals.

Post: Should my Contract For Deed include a promissory note?

Hi Bob,

I can certainly understand why you might think it's a good idea to have the buyer sign a promissory Note.

Over the years, I have signed many Contract for Deed agreements, but I've not seen any with a Note.  

When you have a Note in real estate, we tend to secure the "promise to pay" with a security instrument (ie mortgage).  The reason for that is because in most instances, the deed to the property is transferred to the Buyer upon signing the Note.

When you have a C4D the title to the property remains in your name until the terms of the Contract are honored. If they don't pay, they don't get the Deed.

Strategically, I don't see the point.  But you should run it by your attorney for a legal opinion.

Hello Astrid,

Congratulations on your decision to become a real estate investor.  You will find that BP is an incredible resource for you. 

Regarding the offer from the CU...About 35 years ago I faced a similar situation in my own life.  I worked as an accountant but I had a burning desire to begin investing in Real Estate. My problem was that I didn't have a lot of cash.

I was offered a mortgage with terms that were less desirable than I had been seeking.  I decided to accept it and get into the game.  The loan enabled me to acquire my first investment property (a small 2 BR condo in Country Club Hills IL).

After I renovated it the property had equity and I was able to refinance the property with a better loan.

If you decide to accept the 15 year mortgage, confirm that there is no penalty for early payoff.  Once you have completed renovations you should have more financing options open to you.
