Thank you again Ned. I read through your post. I am definitely working on the knowledge of the market. There seems to be so much to learn. I'm working on now on just a few zip codes near my home. I chose these areas because they are close to me and i most comfortable there, but i honestly am a little stuck on how to determine if these areas are "up and coming" areas that are good places to invest in.

Great point Andraise. I didn't think about that! Would the background clearances be something that you have to get from the prior owner? Would he legally be able to pull background clearances on renter's prior to being under contract? or would he have to wait until he owns the property?

Hi Belinda,

I was completely clear about the owner financing business that you are seeking to become involved with. Are you interested in developing a real estate investing business strategy that focuses on researching local neighborhoods near you where there are absentee owners. Are you looking to market to these owners to purchase their properties and operate a buy and hold business focused on acquiring properties from absentee owner. 

Am i hitting the mark at all regarding what you're referring to?

Hi Eric,

I'm a fellow newbie and just wanted to send a suggestion for you to gather additional information (beyond the seller's claims ) about  the rental rates in that market and specifically for that property by reviewing the rent rolls and current leases in addition to getting confirmation about the landlord's monthly expenses for the property. Just want to make sure that you're getting a good of a deal as it sounds.
