I have some rental properties. I have two single family homes and a duplex. My duplex, on paper, is a great investment. A homerun even. The renters are good and pay on time (automatic withdrawals through Cozy). They don't complain or ever really reach out unless they need something done. It cash flows over $500 a month. There's just one problem, I hate it and I don't even know why. I don't want to sell it because it's works. Anyone else feel this way about a property?

So I'm slowly adding properties. I currently have three. In all my leases, it states that the tenant is responsible for lawn care. My question is, does anyone have a lawn care business and adds that cost into their rent to for the mowing? In other words, I have a commercial mower. I only mow my primary residence. I am toying around with increasing rent to include lawn care, and then just doing the mowing myself. Anyone else doing this? Cons to this? Thanks!

I would suggest the cash offer as mentioned above. If you plan to remodel/upgrade, you can use that in your favor. For instance, you can tell the tenants that you plan to remodel and would love to offer them $500 (or whatever) to help them find someone else to live. May or may not work, but that's where I would start.

Another vote here for Cozy. You can set automatic late payments. I would have tenants ask to forgive the late fee, but this way it's automatic. I don't feel like the bad guy ha ha.
