I listen to his stuff because it entertaining, funny and motivational but would I put my hard-earned money into one of his deals. NOPE. I want a sponsor that is spending the majority of their time working on managing the assets under their control, finding good deals and minding their fiduciary responsibilities. Not marketing themselves, running courses/mentorships and making videos. Just my 2 cents.

Very informative comments above. Thank you. My understanding is that Cap rate expansion in an economic down turn can still hurt you even with a value-add play. Are you guys building this in to your modeling and if so how much expansion are you planning for 1.5 - 2% increase. I am more interested in  holds for 5-7 years in order to build up momentum and reinvest that capital. 10 years just seems a little long for me.

@Mark Allen  Are you referring to being diversified with respect to markets or with respect to investment (multifamily/retail office, etc) of both?  I like the idea of minimum holds but if the economy goes south the deal has to make sense for a longer hold period, correct?

Thanks. I was not clear on that point. I will have investigate with my accountant if its worth setting up an LLC for post tax investments and utilize this route for tax advantaged accounts as well.

Do you still need to have self-employed business activity if you just want to roll over from previous employer 401k plans to self-directed/solo 401k? The advantages of the 401k for the real estate investor and lower fees are very attractive.
