I'm sure this has probably been asked a lot, but what are some strategies people use when evaluating different markets?  What are the biggest factors you look in when evaluating appreciation?

Are there any good resources that you use for finding reports of particular markets?

I live in SD as well and have looked into this.  Most of the properties that come up just don't seem to pencil out unfortunately.  It is a very expensive area.  The most feasible seems to be in Escondido.

In San Diego, it will be pretty tough to find a place with good positive cash flow.  I own a primary residence here and have been looking for a second property.  Property costs are high and the margins are mostly negative from the openings I look at.  I do not need to factor in travel either.

The appreciation on my property has been phenominal though.  I bought it in 2015 for $265K and same time 2016 units were selling for $285k, about a 7.5% appreciation.

@Lauri Hines Super interesting to hear! I never even thought to consider Julian, but it sounds like it was a great investment for you. Looking at properties and running number on a lot of the openings on MLS does not so good cash flow for the vast majority of them. I've enjoyed analyizing just for practice though! But it does seem like SD is a very pricey area and not ideal for rentals.

@Jorge Barboza Jr. I am only looking in SD now, but I am thinking about opening my search range. My brother is graduating from ASU this year and plans to live in Tempe. He is also interested in REI, so I am hoping that maybe we can partner on something in Arizona.

Hi All!

I am a new investor currently living in San Diego.  I am originally from Orange County, graduated from UCLA, and got my first job a couple years ago here.

I brought a primary residence a few months after I started work and am renting out the extra room to a friend.  The search for this property sparked an interest in real estate and I haven't stopped searching or learning since.

I've recently begun networking in my area.  I've met a lot of people that are in the Renatus education program.  I am not leaning towards doing that since it is expensive, and looking for other learning methods brought me here.

I'm really looking forward to heading down this path, and it seems like there is SO MUCH for me to learn!
