Is there a more accurate way to find owner contact information than a Skip Trace?

What's the best way to compile a list of vacant homes in an area? I've tried the County Clerk and the Sheriff's office, as well as driving the neighborhood.

Any advice is appreciated

I have been servicing REO properties and I want to start wholesaling, but I do not have access to the MLS to figure out comps or if the area is selling. How do I get around this? Id the MLS the best route to go?

Buyers like to negotiate and the furniture becomes something that can reduce your sales price not increase it.  Use furniture as a nice add-on at the end of the sale that allows your to hold your sales price high.

Is it worth it to sell or rent the property furnished (couches, tables, portraits, etc.) to the new owners or tenants? Or is that more useful for just staging the property for viewing at open houses for potential buyers and removed after contract is in place for sale of property?
