Hello my Los Angeles/Orange County Real Estate investors. My name is Derrick Flores and I’m in the process of receiving my contractors license by January 2021, hopefully sooner. I have about 8+ years of construction management experience in both commercial and residential construction. I have also been looking to invest in “Buy and Hold” properties in the Dallas Fort Worth market, hopefully have my first deal by the end of the year. I believe my experience as a contractor and newbie investor will bring investors value since I understand both sides of the industry. @Remington Lyman Pleasure meeting you. I’ve been looking at properties near Cleveland in Maple Heights and Garfield Heights.

@Amy Aziz I have not visited the property, but I had a Home Inspection and Property Manager take a look at the property and take tons of photos. It’s not the conventional approach since I’ll be purchasing directly from the seller who’s also an investor/contractor. 

Hi Amy! It’s a duplex in Ohio. It always seems to be difficult to find comps for multi-family properties. 

I'm pursuing a property out-of-state that has great cash flow and ROI numbers. I want to make sure that I'm not over paying for the property so I can add value and gain some equity growth. Had a REA run CMA and all similar like properties have sold for a fraction. What other due diligence can I do to confirm property value. Thanks!
