As of today there haven't been any more complaints from the neighbor and the tennant is keeping the dogs on a lead line whenever the dogs are outside.  We encouraged the neighbors to call animal controll on the dogs and the police on the neighbors if they have any more problems.  There is a 5 strand barbed wire fence separating the properties but there is 1400 feet of shared fencline so it isn't feasible to install a privacy fence. The tenants are renting 7 acres along with the house.  Right now all is back to normal and all is well.  I'm hoping it stays that way.  Thank you for all of your responses.

Our Oklahoma tenants have an animal that has shown aggressive behavior and trespassed on the neighbors property several times. I spoke with the tenant Saturday and told her that they had 10 days to get they animal in a fenced in area, on a lead line, or only on a leash anytime the animals are outside. I sent an email detailing this and stating if any further reports of trespassing or aggressive behavior are reported they will be required to remove the animals. Well, the next day I got a call from the neighbor with a photo showing her animals and her kids on their property again, although the animals were not being aggressive. 

Thing is now we are concerned that if we tell them to remove the animals and they decide not to, our only recourse would be to file an eviction, which for at least the foreseeable future the courts arent filing anyways. Plus, these tenants pay on time every month and dont cause any problems otherwise. We should have thought this through more prior to sending the notice. But now that we are here we are not sure what to do. 

We are thinking about adding a goat fence the dogs cant get through, but which is also expensive. The other option is an electric fence but especially with them having kids we are concerned about liability. I am trying to get ahold of our lawyer to ask this question but havent been able to. Can anyone speak to this?

My Oklahoma tenant has a pitbull that has been going on the neighbor's property. The neighbors said they are scared of the dog b/c it is aggresive and wont back down when they tell it to go away. The concern is that it will attack one of the children or animals on their land. Their lease states the tenant agrees to remove any animal who displays violent behavior. My questions are: how do I go about telling them to remove their animal from the premises and do I need to give a specific timeframe? How do I verify that this has been done? With the new laws in place because of the pandemic, can I do this? Thanks in advance!

Thank you all so much for your responses. I think your right about not even worrying about it till i have a filled out app in my hand anyway.  Either way I'm just going to wait for the right tenant to come along.

A couple that is applying to live in my first rental unit is currently filling out my application to return to me on Monday.  However just talkimg to them he has a previous eviction on his record and is currently between jobs. She makes plenty of money to cover the 3 times the rent monthly income and said she has good credit and no evictions. I'm going to run full credit and background checks on both of them but I dont know if I should rent to them as a couple even if I would rent to her on her own.  He said that he would be willing to do a double deposit but I'm still not sure about it.  Any recomendations would be grestly appreciated.  I'm in the Oklahoma City area.
