Thanks for the feedback Bill. I purchased the land I am building on and the duplex next to it about 6 years ago. So I have some experience, just not with development. I have thoroughly vetted the contractor I am working with. He has helped me get the construction plans through city approval without any issues thus far, but I am certainly keeping my eyes open. Thanks again.

I am working on a 2 duplex development on appx. 1.6 acres in Desoto, Texas. The 1.6 acres is currently undeveloped and will require a public cul-de-sac, alley, and utilities, etc. Estimating $150K-$250K. I am wondering if there are any grants or other programs out there that can be used to assist with infrastructure costs on a small residential development. Also looking to understand if it is normal practice for cities to assist with or reimburse such costs. Any advice or ideas you can provide will be greatly appreciated.

Currently I'm just looking to connect with developers to get plans drawn up for how to best use the land, gather some different duplex designs, and estimate costs. I would imagine 2-3 units could be built on the property depending on the specs and I would like to be able to start the build in the next year to two years. The land is relatively flat, no trees or other obstructions, and has access to all utilities. There is also a possibility to purchase additional acres for building. On year 3 of 15 year seller financing agreement. Yes, this will be my first build, but I am quick learner and willing to do as much of the legwork and researching as possible.

@Percy N. Hi Percy, thanks for your reply. I checked the land appraisal and verified that all utilities are public and there are no easements on the property.

Hello All,

My name is Derrick and I purchased a duplex and approx. 1 acre of land in Desoto, Texas in June of 2015.  I purchased the land with the intentions of building additional duplexes in the future. I have already had a survey of the land completed to verify that it is zoned for duplex development and have a vision for how I would like to develop the land.

 I would now like to seek some professional guidance from an architect, residential construction contractor, etc. to first gauge whether or not my vision is possible, potential road-blocks, and alternative development ideas. From here I would like to have plans drawn up as well as the estimated financial cost for my vision or whatever development is determined to be realistic.

Any guidance or contacts that are provided will be helpful!
