Hey all- I have a pretty good opportunity to get a rental property (triplex), but looking for some advice on financing.

Do all rental loans require a minimum of 20% down? Ideally, we would love to keep some cash available for other opportunities as well without sinking it all into this one property. A down payment of 10% would hit the sweet spot for us. Curious if there are any options outside of hard or private money when it comes to financing rental properties for less than 20% down.

Currently researching the next potential investment and curious of other people's experiences investing in smaller rust belt cities (<40,000). With the low barrier of entry, it is very enticing with the possibility of solid returns but equity growth seems stagnant at best. 

Has anyone had good experiences with this? It seems like it could be a bit more difficult to get a solid team of PM and handymen in the smaller market, but I would love to hear any success or horror stories of this scenario!

1. Where (city/state) are you currently investing

2. What is an achievable "good deal" price in that market (or a deal you have recently acquired)

3. What is the monthly rent for that house


Would love to open this up to everyone and gain insight and encouragement from others who are also working to grow their portfolio & profitability!

Hello BP Team! 

I recently came across a good plot of land that I think could do well and could be a great build site. Its a solid price and a good location, so I thought what is the catch! Turns out it has been soil tested and it is a no perc site. Does anyone have any experience with building on a no perc site? I know there are a few, more costly options out there, but I am wondering if there are any options that I am not aware of. I would like to put a small 1bed/1bath cabin on the land so it wouldn't be producing much waste. Anybody have any experience with this?
