Thanks Andrew for breaking this down. I should clarify that this will be a multi family rental property. Does this change things? 

Hello everyone, new small developer here!

How should I go about partnering up on deals? If a potential partner puts the money up for the down payment for the construction loan (which I will be carrying the mortgage), how do I come up with how to pay them back + a return/profits? how can I come up with the proper contract, etc?

Hi I'm a new real estate investor. I'm building a duplex with studio units. When should I refinance on my construction loan? What will this do for me? I don't fully understand the concept of refinancing and what factors are involved in order to do so.
