In my opinion, appreciation is based on the demand for that house. I agree that there are a lot of factors that go into determining appreciation, ex: neighborhood, area, house size etc. 


But, based on that the demand for SFH in Utah is so much higher (especially for price points around 300,000) the appreciation will be better on a SFH.

Sounds good man! You know some will acknowledge the effort and some won't. But, to be honest the people that are high maintenance are not the ones you want to do business with for a long period of time. Good luck man!

Hey Howard! Congrats on joining the world of Real Estate. I'm also in the Utah area. I would be happy to meet up whether that be over zoom or when everything settles down. The way I have found the most success with investors is being willing to help them do research. I was fighting for a deal at the beginning of the year with a online company with super lower interest rates, the reason the client with with me was that I was willing to research guidelines and research every question that he had. (and he had a lot) I didn't know everything I asked, but I got back to him quickly.

It sounds like you have a good base of knowledge. I realized from this transaction that you don't have to know everything before starting, just show the investor that you are on their team and want to help them make a great deal.
