Thanks guys...Julius John I meant the value would go down because currently there appears to be a window cracked and open food in the kitchen everywhere. The longer it sits the more damage will be done by mold, bugs, weather to the property and most likely resulting in a loss in value. I was hoping to get the property under contract before The mold and bugs started coming in. Thankfully winter will help slow that however that presents a whole diff set of challenges. Appreciate the insights.

There is a vacant house that I have been eyeing the last month. After some research I found the owner died and the heirs have let it go into foreclosure. When I contacted the back, they said I have to wait for it to be listed and they’d give me no info on the status or the mortgage. Does anyone know if there is something else I can do? The longer the house sits (full of all of their belongings) the less they’ll be able to get for it. Not to mention it’s about to be cold here in Wisconsin. Any advice would be great!

She said I can submit an official offer Monday and that they told the seller they are holding off on the first offer.

So they are basically accepting my offer as negotiating bait with the other offer? Is this probably how it would play out??? They will counter to the original offer saying they have a 2nd offer. Then when/if he goes above me, they’ll come back and let me give another offer to beat his?

Was looking at a property and was told by a realtor it had an offer already. I decided to reach out myself to the agent to get the story on the house and was told I could submit an offer which I did subject to inspection and my walk through. This was all done through text message and seemed too easy. I’m not working with a realtor but is that legit? I’m meeting her Monday and was told as long as another higher offer doesn’t come in I’ll know by Monday. Is it safe to assume I’m the highest bidder? Looking for feedback I’m excited but also cautious as it seemed too easy and what seemed like a dead end now has life. Thanks!

As someone who grew up on Vliet I can attest it can be a tough area especially east of Washington Park. I personally only am willing to look at property south of the Menominee valley. Just my preference. Different tenants, tend to do less property damage.

Thanks for the reply. This place is 3 blocks from my current 3/3 duplex rental so I️ know the market well. Was just making sure there was no “rule of thumb” to consider when buying duplexes. Thanks again!
Looking at a duplex priced about $30,000 under market but it’s a 2BR lower and 1BR upper in Milwaukee, WI. Not sure if I️ should shy away from smaller duplexes with only 1BR in one of the units. Is there a rule of thumb or anything besides the cash flow analysis that I️ should be considering? Thanks!

Is that the most common way to do the BRRRR strategy? To purchase the property cash? Probably increases your chances of getting a loan since the equity is there. My problem is I don't have the network of people/private investors that I can work with to loan me that kind of cash. Until now, I have been doing my real estate stuff solo. I am actually pretty excited about this page because maybe I can end up finding a local partner here as well. The good news is I have a cash flowing property under my belt right now...baby steps hey? Thanks guys!
