Hello BP

My name is Derek I am a born again investor in the Boynton Beach FL area.  I restarted my journey as an investor with a few failed attempts and a few failed JVs.  I look forward to meeting any and everyone that is interested in the business and hear some good and great input from new and old investors.

@Lew Payne  I prove all that I do on my hard work.  I dont have money to go out here and purchase any houses but I am constantly learning networking to build a team.  I have everything I need for a business in real estate investing but i follow what my mentor wants me to do for him and for the others that I work with.  A man is only as good as his word, if you cant live by that then you are nothing to me.  I have met a lot of people with the prove it attitude and all of them I have won over with open arms,  wanting to help me because they know me as the hard working kid who listens to what I have to say and works on himself to become a better person.  I completely agree it is hard for someone to believe you about what you say you do but I cant see myself being the person that goes out here and just talk talk talk.  I like to prove to people that i am who i say i am.  I always go back to the days of playing basketball in college, the coach did not believe me when I told him I can beat any of your players on the team.  At first I lost by a few points, but after about a few weeks of practice and learning how he played it was no contest.  well thats enough about my life but you get the point.

@Lew Payne I have no problem with due diligence and things that should be done but I am a man of my word I live and die by that.  I guess I am old school.

This was an amazing post. I am new to the site and enjoyed this. I have come across "lenders" who claim they will help me with deals and the minute I have a contract in my hand and all the information (purchase price, rehab cost, ARV percentage I want to gain) they disappear. I am glad to read this because I now understand why they ran but also some people flex their money but not their word or merit. I have come across a few who would want to invest in new real estate investors but then the next sentence is you have to at least have 4 to 5 properties under your belt, which didnt make since to me. Being in the business for a little over a year I do understand that now but I still question that at times. @Lew Payne Thanks

Hello BP Family,

I am re engaging in my real estate investment company, pretty much starting from the beginning, I am having problems with the contracts that are being submitted.  I was wondering is there a few things to do or look out for that I am submitting that could make my contract submission stand out over the others.  Or is it sort of just luck of the draw?
