So should I call around to different brokers in the area and see what the market cap is? The owner says he paid $750k for it 7 years ago. It's paid for now. And he said he'd like to see $800-900k. It's been owner managed and ABP so I'm using 50% expense ratio because there's not a whole lot of info on the books. But when I run the numbers in only showing that I'd offer him $500k. So I just don't know if the market is demanding more.

I have a 10 unit property that is a for sale by owner. I'm trying to determine the value of the property but the most recent comp was sold almost two years ago. Since then the housing market has gone up quite significantly. But I can't find any information on any apartments. So without comps, how do I determine the value of this property?

I'm just starting out as a real estate entrepreneur. I am wondering what the best way is to get a list of apartment owners. In my city or some other city?
