I'm new myself and to piggyback on the previous reply. Try lowering your assignment fee. That's my plan and its kind of common sense to me. It will show your buyer that you are not some greedy wholesaler and in turn, will rather do business with you. Also try to not think of the money and try to actually give the feel that you're "helping out" and not "taking from" ajf the money will come.

i dont have much cash but i do have something saved up. I've been on youtube and I've been reading what i could find and thats how I came to wholesaling. I've decided to just focus on that and move on when necessary. I've been listening to BP podcasts for a coulpe months now and thats how I heard of the community. I am 100% confident that I can step up and do what it takes but at the same time i dont really have anybody to tell me if im doing anything right or wrong. Sometimes you need that other voice to assure you that you take taking the right steps and precautions.

I know for a fact that i want to start wholesaling and i took the initiative to go get my LLC. i would like to know:

1. Where can I get my hands on purchase agreement and assignment contracts.

2.  How can I find a good local lawyer and title company.

3. If anybody on here is from philadelphia and looking for a young grasshoppa to mentor.

4. Just some sense of direction in general.

Hello! I am very new to reastate investing and am here to learn, network and soak up as much info that I can on wholesaling. I am 29yo highschool drop out, working an overnight job i hate so much. Im sure some of you can relate in some way. I am hungry as I am humble and I am very determind to make something of myself. I already am in the process of getting my LLC for my real estate investment company and now I am in that spot where am excited and nervous at the same time. If anybody can point me in the right direction. That would be very helpful. I am very happy to be in an environment like biggerpockets and would someday mett some of you guys and possibly go in on deals with some of you also. So again hello and its a pleasure.
