Hello, I'm in the northern New Jersey area, specifically Newark and wanted to know if there are any local groups out meet ups for local investors or landlords. Any info is appreciated. Thanks in advance.

Thank you all for your helpful and very useful advice. Both tenants pay on time and, for the most part, I have no issues. One, however, has a steep discount in rent, paying 300 less than market, which carried over from the previous owner. That's the one I really want to target.

I have two tenants that have lived in my property for more than the 2 years I've owned it. They've yet to officially sign my leases and being as though I'm a bit on the relaxed side, I haven't made a big deal or when I have I eventually let it go. My question is, Am I able to establish a lease at this point, and if so, when and how should I go about doing so? Any advice is appreciated. Thanks in advance.
