I'm visiting some 20-30 unit properties in Baltimore city and wanted to know your thoughts on the current state of the market.  I understand their population is declining, but according to the BLS, jobs are growing.  I wonder what this means, what are your takes on the market?

Hello Bigger Pockets Community!

I'm looking for multifamily properties in the Hampton Roads area and I've learned no good ones hit the MLS. I've been told to find "off market" deals. What are some of the ways I can do that? Or how have you found off market deals?

I'd love to hear some of the methods you have used to snatch up deals under 70% FMV. I am in the Hampton Roads area and am struggling to find cashflowing deals.
