So this is my first time posting anything and putting myself out there. I've been a long time listner of the podcast and a huge fan. I'm in analysis paralysis but I think this may be the house to get me started. I'd love to present the owner with a seller finance deal or subject to deal because I have very little of my own capital and I think this is a great candidate for those creative finance strategies. I'm currently looking for contractors to give me a better idea of what the rehab will cost me, then I can look for investors to fund the rehab.
Any and all advice or recommendations will be helpful. This house has great comps around it, it's close to two major casinos and interstate 95. North Stonington has been and still is a desirable market. The yard needs a lot of work but is really beautiful and private. I love the idea of putting a backyard studio on the corner of the property to really add a unique aspect to this hidden gem. Backyard studios are becoming very popular and I think it's a great way to generate more income and stand out in the neighborhood when it comes to resale.
