Welcome Joseph!  

I'm a Veteran based in Nashville and investing in the same area as well; would love to connect at some point. I'm finding that Nashville and most properties on the MLS in Clarksville seem overvalued right now to the point that it's hard to make anything cash flow, especially if you are not self-managing. I think your approach to purchasing a condo downtown using your VA loan could work out well; I did the same with a SFH in Clarksville and house hacked it for a period and walked away with a good ROI. Have you considered a small multifamily property? You could purchase it at 0% down with today's record low interest rates and have a tenant paying most of your mortgage, if you're not looking to house hack.

If you haven't checked it out already, www.dealcheck.io is a great resource to quickly run numbers, though I recommend starting off 'manually' analyzing deals to really get a grasp of how everything is calculated.

Hello everyone,

I'm Derek Buehler, a 25 year old professional (Military Officer) and aspiring real estate investor located in Middle Tennessee. I am fascinated with real estate and am currently looking to network with anyone and everyone who may be able to teach me a thing or two about investing.  Bigger Pockets seems like a great place for information, and I'm happy I stumbled upon it at this point.

 I purchased my first home in July, 2014 and hope to purchase a second property (preferably a duplex or condo) within the next two years.  What I have envisioned as a plan of attack is inintially purchasing duplex or triplex units in the Nashville area as rentals. I would be open to purchasing something in need of moderate renovation; I have a good deal of experience in residential construction seeing as my father owned a construction company and employed me for roughly three years.  As I learn more here, I hope to find out if this is feasible.

I've knocked out 'Rich Dad, Poor Dad' and am in the process of downloading the podcasts to listen to on my commute to and from work each day.  I'd love to attend a REIN meeting in the Davidson County area within the next month or two also. 

I'm looking forward to learning what I can and contributing to this community; I'm excited to be here!
