Welcome to the new world of lending. My father just purchased a SFR for 240K. 50% down & he got a rate of 5.25% with 2 pts.
His fico is 770+
Plus he had to provide heavy documentation too.

Just spoke to my handyman & he said that (as Greg B. stated) mobile home doors are odd sized & a combination Aluminum & Fiberglass in many cases. $400 is about right according to him.
mobilehomeparts.com is a website that my handyman uses to fix his mobile home client's units.

I use the services of a local "handyman"
He charges me $20 per hour plus materials.
I had him paint a 1050 sq ft condo interior for $460 plus $200 in paint.
So as Charley points out about 3 days total.
I would recommend you seek out a reliable handyman anyway even if you don't use him on this project you'll use him on the next one.

I am currently sinking my money in to a 1968 Ford Mustang Coupe that my dad purchased in 1975. 351W (450Hp 522 Lbs, Torq)
Almost done with the drivetrain. Still have to have it painted.

The area with the 30K homes in Sac is not way as bad as say East Oakland.
I own a 2/1 condo in the Foothill farms area (Off Madison Ave) that I purchased for $29k. It is rented for $700 per month. Not sure you can get $1000 in this area but $700-$800 is very common.
Finding tenants? I had 22 calls on my unit the first 2 days. Rented it to the 2nd guy that looked at it as he had decent credit.

Yes, through a broker was my thought too. I'll do some hunting.
