Good evening BiggerPockets,
I’m Deonte newbie Investor in South Florida, Broward County area. I may have a good deal on my hands I’m trying to calculate a few of the repair cost before seeing the property solely based off what the Agent told me. To get an estimate for single home repair typically how much does the cost here in the South Florida area run?

Hello BP world,
I'm Deonte starting out my Real Estate Investing journey in Wholesaling I've come across a property where the homeowner has been deceased since 2007. I've done some research about the property online from finding who the property owner was then finding out they were deceased. Furthering my search I found out that the property does not have an active Probate case as of yet. I've also found of Deed history paperwork assigning one of the living heirs as active Power of Attorney, which provided a local telephone number and address in the same neighborhood.
I took it upon myself to go ahead and give the telephone number provided a call but ended up leaving a voicemail both times. I now plan to just write a couple of letters to send to the address provided for the POA. I also had a brave thought of going over to knock on the door of the POA in order to try and inquire about the interested property of the deceased.
Would any of you suggest that maybe that's a bit out of character and disrespectful?
Also could any of you suggest some helpful tips as far what to include in the letter that I plan to send.
I simply want to send something basic and to the point along the lines of:
Hello Mr/Mrs POA (name),
I am Deonte while visiting the neighborhood I came across {the property address} and notice the shade of the property. After obtaining information from public record I came across your information and decided to contact you in hopes of scheduling a meet to inquire about {the property address}.
If youre interested please feel free to contact me {contact number} anytime of day any day of the week. Should you have any questions or be in need of any other assistance regarding this property I will do my utmost to help.
