I hired a GC to manage them, but it was not the GC that was right for me. I have since then found a new GC and we have just completed another flip and stayed within budget and time, so I am happy to say I am feeling like I am now on the right track as far as contractors go :)

What was the outcome?

Market shifted quickly during time listed and we ended up receiving a lower offer than anticipated and gained no profit and loss of some investment money. Although we worked quickly, stayed within budget, and did excellent work, the market shift was something we were not anticipating happening until later in the year. The shift is what really did it for us, in a negative way.

Lessons learned? Challenges?

Challenges were uncontrollable market changes and dealing with an entirely new market of buyers. Buyers in the area tended to be a lot more critical and analytical than buyers in middle class markets. Lesson learned is to stay within the market I am most comfortable and areas I know. Less risk even in a market shift because I know the audience better.

Updated atrium off of main bedroom. Updated Arizona room to a fully enclosed entertainment room with barn doors for the entrance off of the living room. Added a bar area in the entertainment room with an awning spring window connected to the kitchen. Upgraded the guest bathroom as a full instead of a partial. Cleaned up the front and back yard landscaping.

What was the outcome?

Made a great profit

Could have increased property value by adding a bedroom instead of an entertainment room and upgrading the kitchen instead of the atrium and yard.
