@Ted DeKowzan Check out Bellco Credit Union. I am in the middle of the HELOC process with them right now. I'm not sure about 6 months, but my wife and I have been in our home for less than a year.

I have recently won an auction for a condo in PRP.  But now I am looking for some recommendations in the Louisville area in the way of realtors, title companies, and real estate lawyers.

I want to indulge my impulses to travel and work on new projects.

I want to live my life the way I want to live it!

I am going to call an agent tomorrow and inquire about a foreclosure they have listed. If I like what I hear, I may ask my friend/agent to drive the 4 hours with me to check the property out before making an offer. When I speak with the agent, I'm going to ask their opinion of the ARV, about the market rent once improved, comps, and any known repairs the house may need. Is there anything else I should be looking for through initial contact?
