How do you protect oneself from being sued do to dog bits on your property What kind of language can I put into my contract to protect oneself? Does anyone have an idea.

I have a contract on triplex. During inspection we found two out of three furnaces have cracks in the heat exchangers, which will need to be replaced. What is the best way to word the addendum so I can control the quality of the work hand materials being used. I already have a proposal stating the make and model from a heating and cooling company I trust.

I would like your opinion on 2 Bedroom vs 3 Bedroom home to rent. Renting I don't see any problem but when I decided to sell, I don't think there will be a market for a 2 Bedroom.

My calculations do have vacancy of 10 percent, repair 5 percent , cap x 10 percent and management of 20 percent.

I'm look at a 4 plus in Boardman Ohio. Asking price is 155k. I like to offer 145k. Annual rent is 25,860$, laundry 261$. Taxes 3,256$, insurance 1,304$. My calculations get me 142$ cash flow a 5.73 cap and a 3.71 cash on cash ROI. the rents are 525,515,525 and 600$. I don't get the 600$ one but it's true. I know I can get al the rents up to 600$ over the next few years. Good buy or not?

I look at 4 plex today. Two of the path room needed total gut and redone. New roof on car port. 15 new windows, concrete drive was poor. To much for me. I do not mined paint, carpet, new kitchen and remodeling a path but the bottom bath room ceiling was falling in. I afraid what I would find when I opened up the walls and ceiling. You could put another 10k to 15k in to the building. What are your thoughts.
