It's definitely a good idea to get some recommendations, but I would Google some companies around your area and start interviewing a bunch of them. There is a lot to learn just from talking to a few. It will also help you straighten out your expectations and get a feel for what you really need and how much it will cost you. PM companies make or break your investment so it's very important you find what YOU are looking for. I would also recommend doing a PM search on the NARPM website. 

Unfortunately, I would not recommend my current management company. They aren't terrible, but they're not as organized as I would expect them to be. I am currently considering managing my own property at this point just for the sake of learning more about it. It would not be long-term as I am also looking to make my investments as passive as possible.

There are a lot of questions here and I am not sure you will get a lot of replies because of that. A lot of these questions can be answered by reading The Ultimate Guide to Analyzing Rental Properties

This is a very basic guide and should help you understand where to find the information you are looking for. Keep in mind that as you do more and property analyses, it will be a lot easier and faster to go through.

Hey @Larry Shirley

I would recommend checking out Meetup (a website and app) or Facebook and searching for "real estate investors". You'll find a lot of groups that already exist in the Metro Detroit area. You might be able to find exactly what you're looking for without going through the trouble of creating your own group. I'm currently active in a few around our area.

Lawrence Williams it’s a very thorough list! I’ll mark the post for future reference. You sound a lot like me. I’m very list oriented and want to make sure everything is lined up before I execute. Sometimes that can be a personal road block for myself. Don’t let it deter you from getting into the action!
