I have an investor mentor who swears the only investment worth buying is single family homes. I know people have found great success in all kinds of REI, but his primary argument is that buying a good, normal home in a good neighborhood will provide the highest appreciation rates, which combined with leverage is the real wealth generator.

So imagine a hypothetical B class neighborhood that has both small multifamily and single family properties. Has the single family historically appreciated at a higher rate?

This seems to defy some law of economics I don't know about, but I've only been at this 5 years.

Which property is the appreciation winner?

Anyone have any good referrals for a painter and someone who can put up new fascia boards? I'm looking for a good deal of course, and someone who is competent to get it done. This is on a fourplex in Tempe.
